Social Housing, Cotswold Avenue, Knutton, Newcastle under Lyme

Having already obtained planning permission for this difficult sloping site for the previous owner we presented the development opportunity to another of our clients, The Sanctuary Housing Group, who duly purchased the site and commissioned us to design and oversee the construction of 3No new-build affordable homes and an adjacent new-build adult care home.

The Houses are all 78m2 3 bedroomed and designed for general needs in compliance with the clients and the HCA’s design criteria and achieved full Secured by Design accreditation.

One of the biggest hurdles was overcoming the severely sloping site whilst maintaining reasonable access and at the same time maintaining economic viability and avoiding the feeling of overbearing from the surrounding land and properties.

The housing element of the project was completed in November 2013 under a Design & Build Contract with Seddon Construction Ltd at a build cost of £280k.
