Adult Care Home, Cotswold Avenue, Knutton, Newcastle under Lyme

Having already obtained planning permission for this difficult sloping site for the previous owner we presented the development opportunity to another of our clients, The Sanctuary Housing Group, who duly purchased the site and commissioned us to design and oversee the construction of a new-build adult care home and 3 affordable homes.

The care home is NHS reprovison and includes 6No 57m2 self contained flats, each one having been painstakingly designed to suit the specific needs of each individual resident. together with a communal lounge, staff area, private amenity space and on site parking.

One of the biggest hurdles was overcoming the severely sloping site whilst maintaining full DDA compliant access and at the same time maintaining economic viability and avoiding the feeling of overbearing from the surrounding land and properties.

The care home element of the project was completed in January 2014 under a Design & Build Contract with Seddon Construction Ltd at a build cost of £920k.
